During the landfill material excavation, demolition, and site improvement phase of the project there will be the potential for minor inconveniences to citizens who reside and travel near or through the redevelopment area. The developer and its contractors have taken proactive measures to address these potential issues. These include:
Odor, Dust and Debris Control
Impact Timeframe: November 2006 – May 2007
During the trash removal phase, there is the potential for odors, dust and debris to travel to adjacent and nearby properties. The City of Sheridan, Tri-County Health Department, CDPHE the developer and its contractors recognize this issue and concerns and will take measures to limit these nuisances, which are not a health risk. This includes limiting the area of landfill excavation, using soil cover, chemicals and foams to reduce odors. The landfill excavation and replacement with clean fill material will be done on a continuous basis to minimize the area of exposed landfill material and to get the work done as soon as possible.

Traffic
Impact Timeframe: November 2006 – June 2007
Truck traffic entering and leaving the site during the waste removal stage will be coordinated to have minimal impact on traffic around the area. Trucks will be entering and leaving the site approximately every 8 minutes for 20 hours per day during the landfill export and fill import phase of the site improvements. Trucks will enter and exit the site from Hampden Avenue and Oxford Avenue. City surface streets east of Santa Fe will not be used. Truck traffice will halt during evening rush hour. The continuous spread out nature of the operation will minimize any local traffic impacts.

Frontage Road Closures
Impact Timeframe: Early December 2006 – Spring 2008
The existing frontage road, Natches Court, will be closed to through (non-local) traffic. The remaining local businesses will have access to and from Santa Fe via Natches Court from the existing right-in, right-out located on Santa Fe.

Partial Englewood Municipal Golf Course Closure
Impact Timeframe: September 2006 – Spring 2008
The existing regulation front 9, par 3 course and the driving range east of the Platte River will be closed for renovation during construction. However, during this time, the back 9 holes and clubhouse will remain open for golfing as normal. The golf course has been redesigned to provide a new and improved golf experience with 9 new regulation holes including 3 new holes along west banks of the Platte River, a new par 3 course and a new driving range. This schedule is pending approval of the ground lease and redevelopment agreement between the City of Englewood and the developer.

Bike Path Rerouting
Impact Timeframe: March 15, 2007 – March 2008
From March 15, 2007 until March 2008, bike traffic will be rerouted around the construction areas from just north of Oxford Avenue to the west up Clay Street where it will rejoin the existing Bear Creek trail on the north side of the Platte River. The trail along the north side of the river within the project boundary has been rerouted to South Platter River Drive until this portion of the trail can be reopened. This detour has been recommended and inspected by South Suburban Parks and Recreation Department as the safest alternate route during the construction process. For safety it is recommended that cyclists dismount and walk their bikes along the Oxford Ave. detour due to the busy truck traffic from local businesses.
The existing South Suburban Bear Creek and Mary Carter bike trails go through the redevelopment area along the north and south banks of the South Platte River. As part of the redevelopment, these trails will be modified and upgraded to provide pedestrian and bike access to the river. The existing pedestrian/bike bridge north of the Englewood Golf Course is being relocated to the north to accommodate a new vehicular bridge across the Platte River.

Pedestrian Impacts
Impact Timeframe: September 2006 – Spring 2008
The existing South Suburban bike trails along the South Platte will be impacted as noted under Bike Path Rerouting information provided above. The existing sidewalk along the west side of Natches Court and South Santa Fe will be removed and replaced during the redevelopment. Due to safety concerns during demolition and construction the limited local pedestrian traffic should utilize existing alternate routes on Windermere, to east of Santa Fe or along Federal to the west of the redevelopment.
