River Point at Sheridan

South Denver Metro Areas newest retail district, River Point at Sheridan is an exciting  Brownfield urban renewal project consisting of an outdoor collection of  major retailers, shops, dining and entertainment. The 135 acre redevelopment project is located along the west side of South Santa Fe Drive between Hampden and Oxford Avenues in the City of Sheridan, adjacent to the South Platte River. The major tenants will include Super Target, J.C. Penney, Costco and Regal Cinema.

The development is scheduled to open in Spring of 2008, with construction beginning in September 2006.  Redevelopment efforts are being spearheaded by Weingarten Miller Sheridan (WMS) and the Sheridan Redevelopment Agency (SRA).  Their mission is to:

• improve the environmental condition through remediation of the current property
• minimize community impact during construction
• provide an asset to the City of Sheridan that creates over 1,000 jobs, increases tax revenues and offers the community new shopping and dining options

As part of the redevelopment process, the property will undergo:

• Demolition of the existing buildings within the redevelopment area
• Environmental remediation of properties located on or adjacent to two former landfills within the project boundaries
• Relocation and reconfiguration of a portion of the Englewood Golf Course
